Find the Source Before Touching the Damage

Water almost never enters where it appears. It gets in at a roof penetration, a window frame, a clearance light, a slide corner or a compartment door seal, then travels along whatever surface will carry it. On a laminated sidewall it runs down the inside face of the exterior skin. On a roof it tracks along a rafter. The stain the owner sees is where gravity finally beat surface tension, not where the breach is.

That is why our sequence puts source location before demolition. The coach gets metered in a grid, readings get plotted against the floor plan, and the pattern of wet and dry usually points upstream to a candidate. Then the spray rack goes to work, isolating suspected penetrations one at a time with the interior instrumented, until the entry point is reproduced rather than guessed at.

Skipping this step is the most expensive mistake in RV repair, and it is common. A shop that replaces a soft subfloor without closing the leak has sold the owner an eight thousand dollar repair with a twelve month service life. Every water damage estimate we write names the identified source, and if we cannot reproduce it, we say that instead of proceeding on assumption.

Reading a Moisture Meter and What the Numbers Mean

Two instruments do different jobs. A pinless meter scans through a finished surface without marking it and reads relative moisture in a shallow depth, which makes it ideal for mapping large areas quickly. A pin meter drives probes into the material and reads actual moisture content at depth, which is what confirms a suspect area and what tells you whether drying is working.

The numbers are not arbitrary. In a wood substrate, readings up to roughly 12 percent are normal for a coach living in this climate. Between 12 and 16 percent means elevated moisture worth investigating. Above 16 percent means active wetting. Past roughly 25 percent the material has been wet long enough for fungal decay to have started, and structural fibre is being lost whether or not the surface looks intact.

Mapping matters as much as the readings. A single high reading tells you very little; a plotted grid tells you the shape of the wet zone, and the shape points at the source. A wet stripe running along the base of a wall reads differently from a wet circle under a window, and both read differently from a saturated floor edge at a slide corner. Subfloor Construction and Why Rot Spreads the Way It Does

A typical RV floor is a panel of plywood, commonly 5/8 inch, laid over steel or aluminium outriggers with insulation and a bottom coroplast membrane below. On laminated builds the floor is a foam-cored sandwich instead. Either way, the floor is a structural element spanning between frame members, and it is not something that can be patched cosmetically once it has lost strength.

Rot follows the frame. Water reaching the floor spreads laterally along the top of the plywood until it finds a low point, then wicks into the end grain at panel joints and at every cut edge around a wheel well or a plumbing penetration. Those cut edges are why damage frequently appears in two separate spots that share no obvious connection, and it is why cutting back to visibly wet material is never far enough.

The coroplast underbelly complicates diagnosis and helps the leak. It holds water against the underside of the insulation and hides the damage completely from a walk-around inspection. On any serious water job the belly gets dropped, which is the only way to see the true extent and the only way to get real airflow to the underside during drying. Dropping it also exposes the frame members, which is where the true extent of rot becomes readable.

Drying, Not Just Replacing

Cutting out wet material is only part of the repair. The framing, the insulation cavities and the surrounding structure that stays in the coach have to reach a stable moisture content before anything is closed up, and that takes controlled airflow, dehumidification and time. Closing a wall over damp framing produces mould behind new finishes and a smell the owner will never trace.

Verification is numerical. Readings get logged daily at fixed points until they stabilize within the acceptable band across consecutive days, not just until they look better. A coach that dries fast on the surface and slowly at depth is the normal case, and pin readings at depth are what actually determine when the rebuild starts. Rushing that call is how a coach comes back smelling exactly the same eight months later.

Insulation almost always comes out. Fibreglass batt that has been wet holds moisture indefinitely and loses its loft permanently, and block foam that has been wet traps water against the framing behind it. Replacing insulation in the affected area is cheap relative to the labor already spent getting to it, and leaving it in is a false economy that shows up as a cold spot and a smell.

Delamination, Wall Rebuild and What Cannot Be Saved

Delamination is what happens when water gets between the layers of a vacuum-bonded sidewall and breaks the adhesive bond. It shows from outside as a bubble, a wave or a soft area that flexes under hand pressure, and it is progressive. Once the bond releases, the panel loses its stressed-skin strength and the affected area grows with every heat cycle and every mile.

Small, contained delamination can sometimes be addressed by injecting adhesive and clamping the panel flat under vacuum or mechanical pressure. It works when the substrate behind the skin is still sound and dry. It does not work where the framing has rotted or the interior panel has failed, because there is nothing solid to clamp against. Injecting adhesive into a rotted cavity fills a void and corrects nothing structural.

Large-area failure means the wall comes apart. That is real work: the skin is removed, framing is replaced, new insulation and interior panel are fitted, and the skin is rebonded or replaced. It is also the point where an honest conversation about the coach's value has to happen, since a full sidewall rebuild on an older trailer can approach what the unit is worth.

How Insurance Sees Water Damage

Carriers draw a hard line between sudden and gradual. A tree limb through the roof, a hailstone puncture or a burst supply line is generally a covered sudden event. Two seasons of water entering through cracked lap sealant is generally classified as gradual deterioration from deferred maintenance, and that is generally declined regardless of how expensive the resulting damage is.

Documentation determines which side of the line a claim lands on. Moisture readings, photographs at teardown showing the character of the damage, and evidence about the entry point all feed the adjuster's determination. Rot with a visible growth ring pattern reads differently from a clean saturation event, and an experienced adjuster knows the difference. Presenting the evidence properly is the only leverage available.

Plumbing failures sit in an interesting middle. A supply line that lets go behind a wall is usually a sudden event and often covered, while a slowly weeping fitting that soaked a floor over a year usually is not. How the work runs

    Grid moisture mapping, inside and out

    Pinless readings are taken in a grid across floors, lower walls, ceilings and slide rooms, then plotted against the coach layout. The map shows the shape of the wet zone rather than isolated numbers, and that shape is what points upstream toward a candidate entry point.

  2. 02

    Spray rack isolation and source confirmation

    Suspected penetrations are tested one at a time with the interior instrumented, so entry is reproduced rather than assumed. Where a source cannot be reproduced, we report that plainly instead of proceeding, because rebuilding around an open leak is the most expensive outcome available.

  3. 03

    Belly drop and extent determination

    The coroplast underbelly is dropped and insulation is opened so the true extent is visible from below. Cut lines are established beyond the wet zone into confirmed dry material, because cutting to visibly wet material always leaves compromised fibre in the coach.

  4. 04

    Removal, controlled drying and daily logging

    Compromised subfloor, framing and insulation are removed, then air movers and dehumidification run on the remaining structure. Pin readings at depth are logged daily at fixed points until they stabilize inside the acceptable band across consecutive days, and the log goes into the owner's file.

  5. 05

    Structural rebuild and source closure

    Subfloor panels, framing members and wall sections are replaced with seams landing on frame members. The identified entry point is repaired properly at the same time, which for most jobs means roof sealant, window rebedding or slide seal work handled as part of the same visit.

  6. 06

    Finish restoration, water test and verification

    Flooring, wall panel, trim and cabinetry are restored, then the coach is spray tested at the repaired source and re-metered throughout. The owner receives the original moisture map, the drying log, teardown photographs and the closing readings as a single document.

How do I know if my RV has water damage I cannot see?

Trust your nose and your feet before your eyes. A musty smell that returns after the coach sits closed, and any softness or flex in the floor, are the two most reliable early indicators. Visible staining is a late symptom. A metered inspection takes a couple of hours and reads through finished surfaces without marking them, which is the only way to find damage while it is still cheap.

Can water damage be repaired without gutting the interior?

Frequently yes, when it is caught early and contained. Localized subfloor replacement under a slide, or a wall section repaired from inside, is routine work that leaves most of the interior intact. What forces a larger teardown is extent, since rot travels along framing and end grain, and reaching the far edge of the damage sometimes means removing cabinetry that is itself undamaged.

Will my insurance pay for RV water damage?

Generally only if the cause was sudden and accidental, such as a storm event, an impact or a burst supply line. Long-term leaks through failed sealant are usually classified as maintenance and declined. Is there mould in my RV if the floor is soft?

Probably some, since fungal growth begins in wood at sustained moisture above roughly 20 percent and a soft floor is well past that. What matters more than the presence of growth is the extent and whether the affected material is being removed. Our protocol removes compromised material rather than treating it in place, and dries the remaining structure to a verified reading before anything is closed.

How long does water damage repair take?

A localized subfloor repair with a known source typically runs one to two weeks including drying time. Multi-area damage with wall involvement runs three to six weeks, and a significant portion of that is drying, which cannot be compressed without leaving moisture in the structure. Delamination repair adds cure time on top of that.

Should I buy a used RV with a small soft spot in the floor?

Only with a metered inspection first and a number attached. A soft spot is the visible edge of a wet zone that is always larger than it appears, and the price of the repair frequently exceeds what the buyer thought they were saving. A pre-purchase inspection that maps moisture and identifies the source turns that from a gamble into an arithmetic problem.
