Inspection and evaluation is a structured in-shop condition assessment of an RV, trailer or commercial vehicle. It covers roof and sealant, structure and delamination, moisture mapping, LP pressure integrity, electrical and appliance function, running gear and body condition, and produces a written photographic report. The vehicle is brought to the Yorba Linda facility.

What This Is and Where It Happens

This is a bench inspection performed at the shop in Yorba Linda. The vehicle is driven or towed to the facility, put on a level floor with shore power and a water supply available, and worked through systematically by a technician with lifts, meters and thermal imaging on hand. It is not a driveway walkaround and it is not performed at a storage lot or a seller's address.

That constraint exists because the inspection is only worth what the equipment behind it allows. Moisture mapping a sidewall needs a meter and a thermal camera in stable conditions. An LP pressure integrity test needs a manometer and a controlled environment. Getting underneath to look at spring hangers and tank supports needs a lift or a pit. Those things live in a building, and an inspection done without them is an opinion with a clipboard.

The output is a written report with photographs, organized by system, with each finding categorized by severity and, where relevant, priced against our posted bands. You get the document whether or not you have any repair work performed here, and whether or not you go ahead with a purchase.

Pre-Purchase Inspection and What It Saves You

The used RV market rewards buyers who look properly and punishes those who do not. The two failure modes that cost the most are water intrusion that has been cosmetically covered and a delaminating sidewall that looks acceptable in photographs. Both are visible to someone with a moisture meter and a trained hand, and both are effectively invisible on a weekend walkaround.

A typical pre-purchase inspection reveals a handful of issues, and the interesting part is usually the distribution. A coach with three small sealant items and one soft spot at a roof penetration is a normal used vehicle with maintenance due. A coach with moisture readings along an entire seam, a spongy floor at a slide and staining in a compartment is a different vehicle entirely, and the price should reflect that or you should walk.

The report also gives you something to negotiate with. A seller responds differently to a photographed moisture map with meter readings than to a buyer saying they think there might be a leak. Even where the deal proceeds at the asking price, you enter ownership knowing what needs doing and roughly what it costs, which is worth more than the inspection fee on its own.

Moisture Mapping, Delamination and Structure

Moisture work uses two instruments that answer different questions. A pin or pinless meter reads material moisture content at a point, which tells you whether a specific location is wet. A thermal camera reveals temperature differences across a surface, which shows the shape and extent of a wet area far faster than a grid of point readings ever could. Used together they map an intrusion rather than merely confirming one.

Delamination is assessed by sounding and by sight. A laminated sidewall is fiberglass bonded to a foam and framing core, and when the bond fails the panel produces a distinctly different sound under a tap and shows a subtle ripple in reflected light. Early delamination is a repair. Extensive delamination across a sidewall is a major structural undertaking, and knowing which one you are looking at before money changes hands matters enormously.

Underneath, we look at frame condition and corrosion, crossmember integrity, spring hangers and pivot wear on trailers, tank supports and any evidence of previous repair. Undocumented weld repair on a frame is a finding worth understanding, because it says something happened that nobody mentioned, and it changes what the rest of the inspection is looking for.

Roof, Sealant and the Highest Value Finding

Roof inspection is the single most valuable part of the exercise, because roofs cause the most expensive failures and almost nobody looks at them. Every penetration is a potential entry point: vents, fans, air conditioner, skylight, antenna, refrigerator stack, solar mounts, luggage rack feet, and the front and rear cap seams where the roof meets the body.

Sealant fails long before membranes do. Lap sealant hardens, shrinks and cracks at the edges of its bead, and it does that in Southern California sun faster than in most climates. A bead that looks continuous from the ground can have a hairline separation at a corner that admits water on every rain. We inspect each penetration at close range, photograph it, and record its condition individually rather than describing the roof as a whole.

The membrane itself gets assessed for chalking, seam condition, punctures, patching and any softness in the deck beneath. A soft deck is the finding that changes everything, because it means water has been in the structure long enough to compromise the plywood, and that is not a sealant job.

Systems, LP Integrity and Function Testing

Systems are tested by operating them rather than by looking at them. The refrigerator runs a pulldown on both energy sources, the water heater is cycled on gas and electric, the furnace is run through complete cycles, air conditioners are checked for temperature split, the generator is started and loaded, and slides and levelling jacks are operated through their full travel.

LP integrity is tested properly with a manometer: system pressure established, the supply closed, and the pressure watched for any drop over a timed period. That is the only reliable way to find a small leak, since a leak too small to smell is still a leak. Manifold pressure is verified at appliances under load, and any regulator that has drifted is reported with the reading rather than a description.

Electrically, we record resting battery voltage and state of charge, baseline parasitic draw, converter output, transfer switch operation, and a circuit analyzer reading at the shore inlet and at receptacles. Running gear gets tire condition and sidewall date codes, brake function and adjustment on trailers, bearing condition and axle alignment. Every result is a recorded measurement rather than a checkbox.

Damage Appraisal, Storm Reports and Second Opinions

The same inspection framework serves several purposes beyond a purchase. After a hail event or a storm, a documented condition report with panel-by-panel damage mapping is what supports a claim properly, and roof impact in particular is routinely missed on a first carrier inspection because nobody climbs up to look at it.

Owners also bring us vehicles for a second opinion on somebody else's estimate. We inspect and report what we find without commenting on the other shop's motives, because the document is more useful than an argument. Frequently the two estimates differ because they scoped the same damage differently, and seeing both sets of findings side by side resolves it faster than a phone call.

Post-repair verification is the third use. If a coach has been repaired elsewhere and the owner is uncertain whether the work was done properly, an inspection focused on that repair produces a factual record: what was replaced, how it was sealed, whether moisture readings around the repair have normalized, and whether anything was left incomplete. That record is what makes a conversation with the original shop or a carrier productive.

    Intake and objective setting

    We establish what the inspection is for, since a pre-purchase assessment, a storm damage report and a post-repair verification emphasize different things. That determines the depth applied to each system rather than running an identical checklist regardless.

    Exterior, roof and sealant survey

    Every roof penetration inspected and photographed individually, membrane and seam condition assessed, cap seams and body seams examined, and the deck probed for softness. Sidewalls are sounded and viewed in raking light for delamination.

  3. 03

    Moisture mapping

    Thermal imaging across interior and exterior surfaces to locate temperature anomalies, followed by meter readings at each anomaly and at every standard location. Readings are recorded on a diagram so the pattern is visible rather than buried in a list.

  4. 04

    Systems function testing

    Every appliance operated on every energy source it supports, a timed LP pressure drop test, electrical measurements including parasitic draw and converter output, generator start and load, and full travel operation of slides and jacks.

    Underside and running gear

    On a lift where the vehicle allows, we assess frame and crossmember condition, corrosion, tank supports, previous weld repair, suspension pivots and hangers, brake function, bearing condition and tire age from the sidewall date codes.

    Written summary and a walk of the vehicle

    A photographic report organized by system, findings graded by severity, and repair items priced against our posted bands where relevant. We walk you through it in person or on a call rather than emailing a document and leaving you to interpret it.

Can you inspect a coach at the seller's location?

No. This assessment is performed at our Yorba Linda facility, because it depends on a level floor, shore power, a water supply, lifting equipment, thermal imaging and stable conditions for moisture readings. An assessment done without those tools is an opinion rather than an inspection. In practice most sellers will release a vehicle for a scheduled inspection, and a seller who refuses has told you something useful.

How long does an inspection take?

A thorough assessment on a large motorhome typically occupies most of a working day, and a smaller trailer takes less. The appliance testing alone consumes real time, since a refrigerator pulldown and a timed LP pressure test cannot be rushed. We would rather book a realistic block and deliver a document you can rely on than compress it into two hours and miss the thing that mattered.

What is the most common serious problem you find?

Water intrusion at a roof penetration, by a wide margin. Sealant hardens and cracks in Southern California sun faster than most owners expect, and a hairline separation at the corner of a bead admits water on every rain. By the time it shows inside, the deck or a wall section is usually already compromised. It is also the cheapest problem to prevent and among the most expensive to fix.

Will the report tell me what repairs will cost?

Where a finding maps to work we perform, it is priced against our published bands so you have a realistic range rather than a mystery. Some findings are observations rather than repair items, and those are described as such. The intent is that you can take the document to a negotiation or an insurance conversation and have it stand up without further explanation.

Do you inspect commercial vehicles and fleet units?

Yes, with the emphasis shifted toward body and structure, cargo area integrity, door and lift gate function, graphics condition and any upfit equipment. What this shop does not perform is regulatory compliance testing of any kind, so anything in that category needs a certified facility. We report condition, not compliance status.

Can you inspect a repair that another shop performed?

Yes, and we keep it factual. The report records what was replaced, how it was sealed, whether moisture readings around the repair have returned to normal and whether anything was left incomplete, with photographs throughout. We do not speculate about the other shop's intent. A factual record is far more useful in a conversation with them or with a carrier than a characterization.
