The Standard Opening and What Fits It

Almost every RV roof vent sits in a 14 by 14 inch rough opening, which is why the aftermarket for these is so deep. A basic manual vent, a Fan-Tastic Vent, a MaxxAir MaxxFan Deluxe and a Dometic powered unit will all drop into the same hole, though flange dimensions, screw patterns and interior garnish depths differ enough to matter during installation.

Skylights are less standardized. Bathroom skylights over a shower run in several sizes depending on manufacturer and vintage, and replacement domes from suppliers such as Kinro and Icon are sold by outside flange dimension rather than by the opening. Measuring the flange rather than the hole is the step that prevents a special order dome that does not fit, and special orders carry a full deposit at order.

Interior finish is the other half of fitment. The garnish ring, the trim that surrounds the opening from inside, has to reach from the roof structure down to the finished ceiling, and ceiling thickness varies. A vent that fits the roof perfectly can leave a quarter inch gap at the ceiling, which is why our techs measure the ceiling depth at the same time as the flange.

Why Lids Crack and Domes Craze

Vent lids are moulded from ABS or polycarbonate, and UV embrittles them from the outside in. A lid that has spent eight years under Orange County sun has lost most of its impact resistance, so it does not fail gradually. It survives a hundred openings and then shatters at the hinge on the hundred and first, usually while the owner is opening it in a storage lot before a trip.

Hinge pins fail on their own schedule. The plastic pins and the thin aluminium hinge bars in older vents corrode and fatigue, and once one side lets go the lid twists and cracks. Replacing a lid on a coach whose hinge hardware is already brittle is a half-repair, so hinge condition gets assessed on every lid job rather than assumed.

Skylight domes craze rather than crack. The characteristic pattern is a network of fine surface lines that scatters light and eventually opens into a genuine fracture, and it usually starts at the corners where moulding stress is highest. A crazed dome over a shower drops water directly into a bathroom, so it tends to get noticed fast, unlike a cracked vent lid over a hallway.

Butyl, Lap Sealant and the Two-Layer System

Every roof opening is sealed twice, and understanding why matters. Butyl putty tape goes under the flange as the primary seal, compressed by the screws into a continuous gasket. Lap sealant goes over the flange and screw heads as the secondary seal, shedding water away from the joint. Neither one alone is sufficient, and skipping the butyl in favour of a heavier bead of lap sealant is the most common shortcut in RV roof work.

Butyl compression is a technique, not a step. The tape has to be laid without gaps, the flange has to be drawn down evenly so the tape squeezes out uniformly all around, and the screws have to be torqued enough to compress without stripping the thin decking underneath. Overdriven screws crush the wood, lose their grip and let the flange lift, which defeats the butyl entirely.

Old sealant does not get covered over. A fresh bead over a cracked one bridges the crack rather than sealing it, and water travels underneath the new material along the old failure line. Our techs strip the flange back to bare metal or plastic, remove the old butyl completely, clean with the appropriate solvent for the substrate, and start over. It takes longer and it is the only method that lasts.

Powered Vents, Motors and Rain Sensors

Powered vent failures split into three groups. The motor itself wears out, usually announcing it with a change in pitch or a slowdown before it stops. The lift mechanism binds, often because the lid gasket has bonded to the flange or a hinge has corroded. Or the control, whether a rotary knob or a keypad, loses continuity, which reads as a dead unit even though the motor is fine.

Rain sensors add a fourth mode. A MaxxFan Deluxe or a Fan-Tastic model with a rain sensor closes automatically when the sensor detects moisture, and a sensor contaminated with dust and residue can trigger on humidity alone. Owners report a vent that closes itself on clear nights, which is a sensor cleaning or replacement rather than a motor issue. Sensors are inexpensive parts, and the motor and gearbox behind them are not.

Airflow direction matters more than owners realize. Reversible fans pull air in or push it out, and running the wrong direction in a coach with a bathroom vent and a galley vent creates a circuit that moves cooking odour through the entire unit. Setting the direction correctly for each opening is part of the job rather than an afterthought during handover.

Decking Damage Around the Opening

Vent openings are cut through the decking, so their edges are exposed end grain, and end grain absorbs water faster than any other part of a plywood roof. That means the substrate around a leaking vent deteriorates well before the substrate anywhere else does, and it is common to find sound decking two feet away from a completely failed opening edge.

Screws are the tell. If the mounting screws spin without biting, the wood they were driven into is gone, and no amount of sealant compensates for a flange that cannot be drawn down. The correct repair is cutting back to sound material and installing a new decking patch or a backing frame that the flange can actually clamp against. Relocating a screw an inch into slightly better wood is not a repair, it is a delay.

Interior evidence appears at the garnish. Water tracking around a vent opening shows up as staining or swelling at the corner of the interior trim ring, or as a soft spot in the ceiling panel immediately adjacent. Metering at those points during a vent job is quick and it routinely changes the scope from a lid replacement into a proper opening repair.

Doing It Once Versus Doing It Every Two Years

The economics here are lopsided. A vent replaced properly, with the old butyl fully removed, the decking verified sound and the flange bedded and sealed correctly, will typically outlast the next lid that goes on it. The same vent replaced by dropping a new unit onto the old butyl and running a heavy bead over the top will leak within two rainy seasons, and the second repair costs more than the first because the decking has now taken water.

Batching openings makes sense. A coach with one cracked lid usually has five other penetrations of the same age, all with sealant that has done the same number of heat cycles. Addressing them in one visit means one setup and one round of masking rather than three separate trips up from San Juan Capistrano to the shop in Yorba Linda.

Upgrade decisions are worth making at the same time. Replacing a plain manual vent with a powered unit costs very little more once the opening is already open and the flange is already off, and the incremental labor is minimal. The expensive part of a vent job has never been the vent. Owners who understand that tend to upgrade while the opening is already apart rather than a year later.

How the work runs

    Opening survey and measurement

    Every roof penetration is inspected rather than only the one that prompted the visit. Flange dimensions, ceiling depth and garnish reach are measured so replacement components fit both the roof and the interior, and sealant condition at each opening is graded and photographed.

    Moisture reading at each penetration

    Pinless readings are taken around every opening and at the interior garnish corners. Because vent openings expose end grain in the decking, this is where roof substrate fails first, and finding it before a new component goes on prevents sealing a wet opening shut.

    Component removal and flange strip

    Old sealant is cut and scraped off, the unit is lifted, and all old butyl is removed from both the flange and the roof surface. Surfaces are solvent cleaned with a product compatible with the membrane, because leaving a residue film is what makes new butyl release early.

  4. 04

    Decking repair where the substrate has failed

    Soft or delaminated decking around the opening is cut back to sound material and replaced with a patch or a backing frame that gives the flange something to clamp against. Screw holes that no longer hold are relocated or reinforced rather than driven into the same crushed wood.

    Bedding, fastening and sealing

    Fresh butyl is laid continuously with no gaps, the unit is drawn down evenly so the tape squeezes out uniformly, and screws are torqued to compress without stripping. A lap bead of the correct chemistry for the orientation then covers the flange edge and every fastener head.

    Function test, water test and handover

    Powered units are cycled through full travel in both directions with rain sensor function confirmed. The roof is spray tested, the interior is re-metered dry, and the owner receives photographs of each opening along with cure handling notes for the first thirty days.

Can I put a MaxxAir fan in the hole where my old manual vent was?

In nearly all cases yes, because the 14 by 14 inch rough opening is effectively an industry standard. What differs is flange footprint, screw pattern and how deep the interior garnish has to reach to meet your ceiling. We measure the ceiling depth alongside the flange, since a unit that seals perfectly on the roof and leaves a gap at the trim ring is not a finished job.

Why does my roof vent leak again a year after it was resealed?

Almost always because the old butyl was left in place and a fresh bead of lap sealant was run over the top. That bridges the failed joint rather than replacing it, and water travels under the new material along the original path. A lasting repair means lifting the unit, stripping both surfaces completely and bedding it on new butyl before any sealant goes on.

My skylight dome is crazed but not leaking yet. Can it wait?

Not long. Crazing means the material has already lost tensile strength, and the failure from fine lines to an open fracture is usually sudden rather than gradual. Because bathroom skylights sit directly over a shower, the first real rain after that fracture drops water straight into a finished interior. Replacing a dome is a modest job; replacing a bathroom ceiling is not.

What causes vent lids to shatter when they seem fine?

UV embrittlement. ABS and polycarbonate lids lose impact resistance steadily under sun exposure without changing appearance much, so the lid that opened a hundred times without issue fails on the next one, typically at the hinge. Coaches stored outdoors in this region reach that point around the seven to ten year mark, and both lids and hinge hardware should be assessed together.

Should I reseal all my roof openings at once or just the leaking one?

All of them, and it is cheaper that way. Penetrations on the same coach share the same age and the same heat cycle history, so one failed bead is a reliable indicator that the rest are close behind. Doing them in one visit means a single setup rather than repeat trips from San Juan Capistrano, and it lets us map the whole roof while we are up there.

Do vent covers over the lid actually help?

They help in two ways. A cover shields the lid from direct UV, which is the main thing killing it, and it lets you run the vent in light rain without water entry.
