Why Rooftop Units Are Replaced Rather Than Recharged
A residential air conditioner has service ports so a technician can measure pressures and add refrigerant. A rooftop RV unit does not. Dometic and Coleman Mach units ship as hermetically sealed assemblies with the compressor, coils and refrigerant charge welded closed, and there is no access port anywhere on them. When the sealed circuit loses its charge, the unit is finished.
This surprises owners constantly and it is the honest answer rather than an upsell. Anyone offering to recharge a rooftop unit is either drilling and fitting an aftermarket tap, which introduces a leak path and a moisture problem into a system that has no filter drier, or they are describing a service they cannot actually perform. Basement units on some high end coaches are a genuine exception and can be serviced conventionally.
The practical consequence is that the diagnosis matters enormously. A great many units condemned as low on refrigerant actually have a failed run capacitor, a seized fan motor, a bad relay on the control board or an airflow restriction. Those are all repairable at a fraction of a replacement, and separating them from a genuine sealed system failure is a measurement job, not a guess.
Capacitors, Fan Motors and Hard Starting
The dual run capacitor is the most frequently failed part on any rooftop unit and the cheapest. It serves both the compressor and the fan motor, and its capacitance drifts down as it ages until the compressor can no longer break away. The classic symptom is a unit that hums for a few seconds, trips its overload, and then tries again a few minutes later. We measure capacitance against the printed rating rather than looking for a bulged case, because plenty of failed capacitors look perfect.
Fan motors fail in a slower and more confusing way. Bearings dry out, the motor draws more current, and airflow across the condenser drops enough that head pressure climbs and the compressor cycles on its thermal overload. The owner reports intermittent cooling, and everyone reaches for the refrigerant explanation. Measuring motor amperage and checking shaft play finds it in a couple of minutes.
A soft start module is the upgrade worth knowing about. It reduces the inrush current at compressor startup dramatically, which is what allows two roof units to coexist on 30 amp service, lets a generator carry a load it otherwise could not, and makes inverter operation of an air conditioner plausible at all. It also reduces the mechanical shock of every start, which the compressor appreciates.

Airflow, Ducting and Return Air Restriction
Half the air conditioning complaints we see are airflow problems wearing a refrigeration costume. A ducted coach moves conditioned air through a plenum in the roof cavity and out through ceiling registers, and that ductwork is often flexible material that has collapsed, torn at a joint, or become partially blocked by insulation somebody stuffed in during another repair. The unit works perfectly and the air never reaches the bedroom.
Return air is worse because it is invisible. Filters clog, return grilles get blocked by whatever is stored above the cabinet, and evaporator coils accumulate a felt of dust that insulates them. Restricted return air causes the evaporator to run below freezing, ice forms on the coil, airflow drops further, and the unit ends up as a block of ice dripping into the coach. Owners describe that as freezing up and assume it needs refrigerant. It needs airflow.
We measure it. Temperature split across the evaporator, between return air and supply air, should sit in a fairly narrow band, and static pressure across the coil tells us whether restriction is upstream or downstream. Those two readings separate an airflow fault from a refrigeration fault in about ten minutes and stop a great deal of unnecessary spending.
Roof Gaskets, Water Intrusion and Mounting
A rooftop unit sits over a fourteen inch square opening in the roof and seals against a foam gasket compressed by four bolts running down through the ceiling assembly. That gasket is a wear item. It takes a compression set over years, and the bolts loosen as the roof structure moves, until rainwater tracks down the inside of the opening and appears at the ceiling shroud looking exactly like a condensate problem.
The correct repair is a new gasket and a controlled retorque, not more sealant. Overtightening the bolts is its own failure, because it crushes the roof structure around the opening and distorts the unit base pan, which is how a unit ends up with its drain path pooling in the wrong corner. There is a specified compression, and it is achieved by torque, not by feel and enthusiasm.
Condensate is designed to run out over the roof and down the sides of the coach, which is why you see staining below the unit on older units. Blocked drain paths in the base pan send that water inside instead. We clear those, verify the gasket seal, and check the roof structure around the opening for softness, because a leak that has been running for a season has usually found the plywood.

Sizing, Heat Pumps and Southern California Reality
Most coaches carry either a 13,500 or 15,000 BTU unit per zone. The larger unit is not simply better, because an oversized system cools the air quickly, satisfies the thermostat and shuts off before it has removed much humidity. In a dry Southern California summer that matters less than it would in Florida, and the larger unit generally wins here. In a coastal marine layer at San Juan Capistrano in June, cycle time is worth thinking about.
Heat pump models reverse the refrigerant cycle to produce heat, which is genuinely useful in this climate because it runs on shore power rather than LP. The limitation is outdoor temperature. Below roughly forty degrees Fahrenheit a heat pump loses capacity fast and the unit falls back to whatever else the coach has, which is why a heat pump does not replace a furnace for anyone who travels to elevation in winter.
Two units on 30 amp service is the other recurring question. It is possible with soft start modules and careful load management, and it is genuinely marginal without them. We measure actual startup current on your specific units rather than working from the plate rating, because the difference between a unit that will coexist and one that will not is often a few amps.
Hail, Impact and How Carriers Handle Rooftop Units
Rooftop air conditioners are the tallest thing on the vehicle and the first casualty of a low branch, a parking structure or a hail event. Comprehensive coverage responds to all three. The shroud is plastic and cracks readily, which is obvious damage, but the more important question on a hail claim is whether the condenser fins behind the shroud were flattened, because that damages capacity permanently while looking like nothing from the ground.
We photograph fin condition, measure the temperature split before and after, and document any distortion of the base pan, because a bent pan is what turns a cosmetic claim into a water intrusion claim six months later. Adjusters routinely write a shroud on the first pass and miss the rest, and a supplement with measurements attached is how that gets corrected.
Impact damage from a low clearance strike is more clear cut and usually comes with roof damage around the opening. Those jobs belong to the body side of the shop as much as the systems side, since the opening structure, the membrane and the interior ceiling panel are all typically involved. Electrical measurement first
Supply voltage under load, capacitor capacitance against the printed rating, compressor and fan motor amperage, and control board output. A large share of units arrive condemned and leave repaired because nobody measured these four things.

Temperature split across the evaporator, return air path inspection, filter and coil condition, duct integrity through the roof plenum and register output at every outlet. Restricted airflow mimics refrigeration failure convincingly.

Roof and gasket inspection
Shroud removal, gasket compression check, bolt torque, base pan condition and drain path clearance, plus a probe of the roof structure around the opening for any softness that indicates a long running leak.

Honest repair or replace call
If the sealed circuit has failed we say so and price a replacement, because rooftop units cannot be recharged. If it is a capacitor, motor, board or airflow issue, we repair it and you keep the unit you have.

Water is dripping from the ceiling around the air conditioner. Is the unit leaking?
Usually the roof gasket rather than the unit. That gasket compresses over the years, the mounting bolts relax, and rainwater tracks down inside the roof opening. If it drips during rain rather than during operation, that is the pattern. The repair is a new gasket and a controlled retorque to the specified compression, plus a check of the roof deck around the opening for water damage.
How long should a rooftop unit last?
Ten to fifteen years is a reasonable expectation with clean filters and an intact gasket, and we see plenty that go longer. Units die early from three causes: chronic low voltage at crowded campground pedestals, running with a restricted return until the compressor cooks, and hail or branch impact. Two of those three are preventable with a surge protector and a filter you actually change.
