Suburban Versus Dometic, and Why the Difference Matters
There are essentially two tank water heater families in the RV world and they are built on opposite principles. Suburban units use a porcelain-lined steel tank protected by a sacrificial anode rod. Dometic units, which absorbed the old Atwood line, use an aluminum tank clad in steel that protects itself chemically and takes no anode at all. Fitting an anode to an Atwood-derived tank does nothing useful and can accelerate corrosion.
That distinction decides the whole maintenance conversation. A Suburban owner who never changes the anode ends up with a rusted-through tank, and Orange County water hardness eats an anode faster than most of the country. We commonly pull rods that are down to bare wire after one season. A Dometic owner has no anode to change but does need to flush accumulated scale, because aluminum picks up calcium deposits just as happily.
Both families share the same failure list on the gas side: a direct spark ignition board that stops sparking, a gas valve that will not open, a burner tube full of spider web or rust flake, and an electrode gapped wrong or coated in soot. Knowing which tank you have before ordering parts saves a week, and it is stamped on the data plate behind the access door.
Ignition Sequence, Lockouts and What the Board Is Telling You
A direct spark water heater follows a fixed script. The thermostat calls, the board energizes the spark electrode, the gas valve opens, and the board watches for flame rectification through the same electrode within a few seconds. If it does not sense flame it closes the valve, retries a set number of times, then locks out and lights the fault lamp. Every single step in that chain is testable.
The most common real cause of lockout is not the board. It is a dirty or misgapped electrode that sparks fine to your eye but cannot rectify a signal through a sooted tip, or a burner tube partially obstructed so the flame lifts away from the sensing electrode. Spiders are drawn to the odorant in LP and build in burner tubes constantly in this climate. We pull and clean the tube on essentially every gas water heater that comes in.
The second most common cause is gas pressure. LP appliances want a regulated manifold pressure right around eleven inches of water column, and a two stage regulator that has drifted low will light a furnace and stall a water heater, or the reverse. That is a five minute manometer check and it is the check nobody performs before selling somebody a new circuit board.

Scale, Anodes and Hard Water Maintenance
Calcium precipitates out of hard water at heating element and burner tube temperatures and settles on the tank floor. On an electric element it forms an insulating crust that makes the element run hot and eventually burn open. In a gas tank it reduces effective volume and creates a popping or rumbling noise as steam pockets collapse under the deposit layer.
Flushing is the answer and it is genuinely simple: drain the tank, then use a flush wand through the drain opening to blast the sediment out from the bottom corners where a plain drain leaves it. Once a year is adequate for most owners here. Twice a year is better for anyone on well water or storing where the supply is particularly hard.
The anode rod is a separate item and it is a consumable, not a repair part. It is designed to corrode so the tank does not, and a rod that looks terrible is a rod that has done exactly its job. We measure remaining diameter rather than judging by appearance, and replace anything below roughly a quarter of original. Owners who are surprised by a leaking tank almost always have a rod that was consumed years earlier.

Tankless and Hydronic Systems
Tankless units such as the Girard on-demand series and the Truma AquaGo solve the six gallon shower problem by heating water as it flows. They also introduce two new requirements. They need adequate flow to trigger and sustain the burner, so a weak pump or a restricted line makes them cycle cold, and they are considerably more sensitive to scale because the heat exchanger passages are narrow. A descale service is routine maintenance on these, not a repair.
Hydronic systems are a different category entirely. An AquaHot or Oasis unit runs a diesel-fired or electric boiler circulating heated glycol through a loop that both makes domestic hot water through a heat exchanger and feeds heating coils around the coach. When one of these fails the coach loses hot water and heat together, which is why owners take them seriously.
Hydronic faults concentrate in the burner: a fouled nozzle, a worn fuel pump, a glow plug or ignition electrode that has carboned up, and a flame sensor that no longer proves. Beyond that come circulation pumps, air locked loops that need proper bleeding, and glycol that has passed its service life and gone acidic. These systems reward a technician who understands boiler logic rather than one who treats them like a large water heater.

When a Water Heater Leak Becomes a Structural Problem
A water heater lives in a compartment that opens to the outside, which is a mercy, because a tank that lets go usually drains out through the vent rather than into the coach. That is the good version. The bad version is a leak at an inlet or outlet fitting on the interior side of the bulkhead, which runs down the back wall into the floor structure and is invisible until the flooring softens.
We check the fittings, the tank seam and the compartment floor on every unit we service, and we meter the adjacent interior floor whenever there is any evidence of past moisture. A stained compartment floor with a dry tank still means water was there once, and finding out where it went is cheaper than discovering it later during a resale inspection.
The relief valve is worth its own note. It weeps by design when a tank without an air gap heats up and expands, which is normal and fixed by restoring the air pocket at the top of the tank. It discharges continuously when the tank is overheating or the city pressure is unregulated, which is not normal and needs attention before something more expensive happens.
Replacement Decisions and Upgrade Paths
A leaking tank is not repairable. Once a steel tank has perforated or an aluminum tank has cracked at a weld, the unit is finished, and any patch attempt is a leak on a delay. The useful conversation at that point is what replaces it, because the opening in the sidewall constrains the options more than the plumbing does.
The common upgrade is a direct replacement in the same aperture with a modern unit that adds an electric element alongside the gas burner, which is genuinely useful for anyone who spends time on shore power. Going from a six gallon to a ten gallon within the same opening is sometimes possible and sometimes not, and it depends on the depth available behind the wall as much as the door size.
Converting a tank unit to tankless is a bigger job. The aperture usually needs modification, the gas supply line often needs upsizing to feed a higher burner rate, and the fresh water pump may need to be replaced to sustain the flow the unit requires to fire. It is a very good outcome when the coach is a fit for it, and a frustrating one when it is forced onto a system that cannot feed it.

Identify the unit properly
Data plate, tank family and model series before anything else, because Suburban and Dometic architectures need different parts and different maintenance. Getting this wrong is why owners end up with an anode rod in a tank that should never have one.

LP pressure and supply verification
A manometer goes on at the appliance and we confirm regulated manifold pressure under load with other gas appliances running. Low or drifting pressure explains a great many faults that get misdiagnosed as failed boards.

Ignition chain testing
Thermostat continuity, board output to the gas valve, spark quality at the electrode, electrode gap and condition, flame rectification signal, and burner tube obstruction. Each step is measured in sequence so the failed link is identified rather than guessed.

Tank service
Full sediment flush with a wand, anode measurement and replacement where the tank family calls for one, electric element resistance and insulation test, and inspection of every fitting and the tank seam for weeping.

Repair and recommission
Parts fitted, gas connections leak tested with solution, and the unit cycled through several complete heat cycles on both gas and electric to confirm it reaches temperature and satisfies the thermostat without nuisance lockouts.

How do I know whether my water heater takes an anode rod?
Check the data plate. Suburban units use a porcelain-lined steel tank and require a sacrificial anode, which threads in where the drain plug sits. Dometic units built on the former Atwood design use an aluminum tank and use a plain plastic drain plug instead. Fitting an anode to an aluminum tank does nothing helpful. If you are unsure, bring it in and we will identify it in a minute.
Why does my water heater work on gas but not electric?
Almost always the element or its thermostat. Scale builds an insulating layer on the element, it overheats, and either the element burns open or the thermal cutoff trips and needs resetting. We measure element resistance and check insulation to ground rather than swapping parts, because a shorted element can also trip the coach breaker and that points somewhere different.
My water heater smells like rotten eggs. Is that dangerous?
It is unpleasant rather than dangerous. Sulfur odor from the hot tap comes from bacteria reacting with the anode rod in a tank that has sat warm and stagnant. The fix is a full flush, a sanitizing treatment, and often an anode change to a different alloy. If the odor is present at the cold tap as well, the source is the fresh tank rather than the heater and the whole system needs sanitizing.
Is a tankless water heater worth retrofitting to my coach?
It is excellent when the coach can feed it and frustrating when it cannot. Tankless units need sustained water flow to keep the burner lit and a gas supply capable of a higher burner rate, so the pump and often the gas line have to be evaluated first. The aperture in the sidewall usually needs modification too. We assess all three before quoting, so nobody discovers the limitation afterward.
How often should the tank be flushed?
Once a year is fine for most owners, twice if you spend a lot of time on hard water or the coach lives in storage between trips. Use a flush wand through the drain opening rather than simply pulling the plug, because gravity draining leaves the sediment sitting in the bottom corners exactly where it does the most damage to the element and the tank floor.
Can you service AquaHot and Oasis hydronic systems?
Yes. Those are boiler systems rather than water heaters, and they need burner work, nozzle and electrode service, circulation pump testing, loop bleeding and glycol condition assessment. Because they supply both domestic hot water and coach heat, a failure takes out two systems at once. We handle them in-shop where the unit can be run through full cycles under observation.
