# Mobile Business Owners

> Mobile business owners near San Juan Capistrano run vans and trucks converted into grooming, medical, retail, salon and workshop spaces. OCRV Center builds, repairs and refinishes those conversions in shop at the Yorba Linda facility, covering structure, electrical, water systems, interior fitout and exterior graphics.

A groomer, an aesthetician, a clinician, a boutique owner or a specialty trade operator who took a business that used to need a lease and put it into a vehicle instead. The build represents most of their capital and all of their operating capacity. They tend to be meticulous about the interior, uncertain about the vehicle underneath it, and frustrated that no single vendor understands both. Their calendar is booked weeks out and every day the vehicle is down is appointments that have to be moved. They want a vendor who treats the fitout as seriously as the vehicle underneath it.

The pitch for putting a business in a vehicle is compelling: no lease, no fixed location, the service goes to the client. The part nobody explains beforehand is that the vehicle becomes a building that vibrates. Everything that would sit quietly in a leased suite is now subjected to road input for hours a day. Cabinet joints loosen, plumbing connections back off, equipment mounts fatigue, and electrical terminations that were fine at install start to warm up eighteen months later. A building that vibrates is the honest description, and it changes the maintenance plan.

That is the maintenance reality, and it argues for scheduled attention rather than reactive repair. We look at conversions the way we look at coaches: fastenings, mounts, water connections, electrical terminations, seals and the points where the fitout attaches to the body. Most of the failures we find on a scheduled visit are ten minute corrections that would have become a lost working day if left. Owners who adopt a rhythm on this lose far fewer appointments than owners who wait for something to stop. A rhythm on this costs a morning and protects a whole book of appointments.

Body damage is where the split between vendors hurts most. A dented van side on a grooming or clinical build cannot be repaired properly without access to the back of the panel, and the back of the panel is behind cabinetry, plumbing and wiring. Doing it from outside with filler produces a repair that telegraphs within a season. We remove the affected section of the fitout in a documented order, repair the body with proper access, then reinstate and rescribe, testing every system before the vehicle goes back. Testing every system before release is the step that keeps a rebuild from returning.

Power is the system that most often outgrows its design. A conversion is specified for the equipment list at build time, and then a second dryer, a sterilizer, a bigger refrigerator or a new treatment device gets added without anybody revisiting distribution. We audit the whole path, from shore inlet and generator or solar input through the transfer switch, distribution, conductor sizing and the actual measured load per circuit, then correct what is unsafe before improving what is simply marginal, with the reasoning written out. Load measurement first, equipment changes second, and the reasoning written down either way.

Water systems on a working conversion see far heavier duty than a recreational build. A grooming van may cycle its pump hundreds of times a day and heat water continuously, and components rated for weekend use fail quickly under that load. We specify and install to the duty the business actually runs, not to the recreational catalog, and we plumb for serviceability so a failed pump is a thirty minute swap rather than a cabinet removal. That decision costs a little at build and saves days later. Serviceable plumbing is the cheapest decision at build and the most valuable one later.

Exterior presentation is not vanity in this segment, it is the storefront. A clean, current wrap with correct contact details and licensing displayed is what a client sees before anything else. We keep artwork files, print specification and material reference on the account so a repaired panel matches. All work is in shop at Yorba Linda, roughly twenty six miles north of San Juan Capistrano via the 241 or Interstate 5, and windows are booked in advance on (949) 799-3387. Bring the wrap artwork and the original build drawings if you still have them.

## Pain points

- No single vendor handles both the vehicle and the business fitout inside it
- The buildout was completed by someone who is no longer available or in business
- Power demand grew as equipment was added and the system was never revisited
- Water systems, pumps and tanks fail under daily commercial use
- Interior cabinetry cracks and loosens from constant road vibration
- Body damage cannot be repaired without removing part of the interior
- Branding and wrap condition directly affect how the business is perceived
- A day out of service means rescheduling a full book of appointments

## What the shop does

- Design and build vehicle conversions for service businesses to a written specification
- Repair collision and panel damage with the interior removed and reinstated properly
- Install and repair electrical, inverters, shore power, solar and battery systems
- Install and service fresh and waste water systems, pumps, heaters and tanks
- Fabricate cabinetry, counters, equipment mounts and interior structure
- Apply full wraps, lettering and window graphics to a recorded specification
- Repair climate control and ventilation so the working space stays usable
- Sequence work into a booked window so the calendar can be planned around it
